		<description>Partial berms have benefits, but uncommon architecture, such as with poured concrete walls and partial berms, is harder to sell, making the loan riskier.  You will have to accept that fact to understand a lender&#039;s reluctance to risk a foreclosure on it.

The rates are still low and with the bailout and reduced Federal rate, the credit market should loosen up and reduce interest rates.  

You should try again with a slightly reduced offer ($175,000 would be reduced by 2.7%), consider adding more down payment if possible, and consider other loan sources.

The best loan for you would be a conventional loan (originated at a bank and not the government) if you can get the 5% ($9000 on a $180K house) or more down payment.  Requirements like that quirky appraisal and the VA&#039;s additional processing fees make those loans not worth it unless they are used to buy with a smaller than 5% down payment.  </description>

		<description>I don&#039;t do VA but I do FHA appraisals. One thing you have to remember, the appraiser should have made the $3500 adjustment, because its not what you would buy or pay for, its what the typical buyer would do and most buyers would not want a bermed home. Just because you think its a great home, does not make the appraiser uninformed and ignorant? Also if they are such a great home then why aren&#039;t there more of them, its not the appraisers fault that there were no comps. I think your problem is more with VA guidelines on what type of prop that will qualify</description>

		<description>I don’t think that VA loans are always well explained. The VA is picky about what it will and will not allow in a home it finances. Some sellers won’t even consider VA financing because they don’t want to be forced to make repairs or changes that VA loan approval would demand. You will face more restrictions with a VA loan than a conventional loan. It&#039;s a consequence of using this program.

You have two options here: you can seek out a conventional loan and try to purchase the house with that or you can look for a home that meets VA standards. If you’re unwilling to use anything but your VA loan, make sure your buyer’s agent is familiar with VA financing. They can help steer you towards homes that will work. </description>
