What is the right loan for remodeling my 2 family home?

My wife bought this house 12 years ago and we owe about 25K on at 5% no early payment penalties. We live in my house (I bought 6 years ago before I met my wife) which is currently for sale, and the bank I have been dealing with wont give me a HE LOC on my primary residence because its for sale. We need to update and remodel this rental property to the sum of about $50K. I don’t want to pay off the first mortgage, because I don’t want to deplete my savings. What loans should I consider…I would like a fixed rate 15 yr mortgage to roll my $25K balance and do the $50K remodel. I feel that we can easily pay this off over 10 years though…as long as the rate is fixed for 10 yrs. I dont want to pay points either.

So i was just looking for everyone’s personal experience on student loans. and how much you had/have in student loans I’m honestly just wondering because currently my estimated amount is roughly 19-25k
($9,500 from a previous school not related to my major)
my max loan amount would be about 25k and that is with my masters the reason i have to pull out loans is so i can take summer school and afford to buy books for summer school.
i have a few friends that have no loans at all and have their BA, but that is because they never took summer school resulting in like 5-6 years for a 4year degree.

Niece wants $22,000 to attend college.?

I have a divorced sister in law with 2 daughters. We and my wife’s other sister have over the past 10 years subsidized them by either allowing them to live in our homes or financially. They would live with us until it hit our breaking point at which we would pass them off to the other sister and vice-versa. This went on for 6 years until we forced them to support themselves into a $600 /month apt. The girls resented us for bouncing them back and forth saying we spoiled our children (5) while giving them our scraps. For 6 months this child refused to apply to a community college and was upset we we would say they won’t have the money for school.I figured she actually would need closer to $30K for school.
